Personal Service
Where all my tenants get the personal service they deserve. Never deal with anyone other than directly with me or my contractors.
no Managment company
Never go through an online portal that takes days or weeks to address an after hours emergency, or maintenance issue. Any repairs or work needing fixed will get addressed just as soon as one of my contractors are available.

I post both before and after photographs so you can see you are dealing with a landlord that cares. Updates and renovations occur after every unit is vacated. This ensures that the next tenants have a home they are proud to call home.
Are you interested in being a tenant?
Tenant Requirements:
Step 1
If you are interested in a house or an apartment, you must first pass a background check through Turbo Tenant or Zillow (or something similar).
A background check will check for evictions, arrests, credit scores, delinquent payments, bankruptcies, arrest records (both felony and miemeanor's), driving records etc. These background checks may cost money.
Step 2
The first month's rent may be prorated if you don't move in on the 1st of the month. A security deposit is also required and this is always equal to the monthly rent rate.
Although I don't prefer pets, I will consider pets for a pet deposit. I realize many good tenants have pets and I do allow these after careful consideration of the type of pet being requested.
Step 3
Both the deposit and first month's rent are required before the tenant moves in. There are no exceptions. A pet deposit may also be required. If your don't have the first months rent or the deposit, please don't apply until you are ready to move forward.
I will not hold vacant units open for tenants. The goal is to get the tenants into their new home or apartment as soon as the home or apartment is ready to occupy.
How much rent can I afford?
Most rent calculator web sites say that you can afford 30% of your total income on housing. Spending 30% of your monthly income allows you to be able to afford other things in life like food, utilities, car payments, insurance, transportation costs etc. If you spend more that 30% of your monthly income on housing, you could be spending too much and may not be able to afford the rent.
The below list is approximately 30% of your total income paid for housing:
1. if rent is $750/month you should make $2250/month
2. if rent is $850/month you should make $2550/month
3. if rent is $950/month you should make $2850/month
4. if rent is $1050/month you should make $3150/month
5. if rent is $1150/month you should make $3450/month
6. if rent is $1250/month you should make $3750/month
7. if rent is $1350/month you should make $4050/month
8. if rent is $1450/month you should make $4350/month
9. if rent is $1550/month you should make $4650/month
10. if rent is $1650/month you should make $4950/month
